Mexico: The King of All-Inclusive Resorts
Just north of Cancun, the tranquil and beautiful region of Costa Mujeres is quickly becoming the new hot spot for luxury resort development.
JW Marriott All-Inclusive Costa Mujeres (Opening 2026)
Marriott is making a significant play in the luxury all-inclusive market, and this property is a key part of that strategy. Designed as a high-end, family-friendly resort, it will cater to guests seeking a refined and sophisticated vacation. You can expect all the signature services and quality of the JW Marriott brand, but with the convenience of an all-inclusive package.

- Key Features: Plans include 283 rooms, six distinct dining venues, and multiple pools. The resort is being built alongside the W All-Inclusive Costa Mujeres, and the two properties will be connected by a shared entertainment complex called “The Village.”
W All-Inclusive Costa Mujeres (Opening 2027)
For adults seeking a stylish and energetic atmosphere, the The W Costa All-Inclusive Mujeres will be a standout. This adults-only resort will offer a contemporary take on all-inclusive vacations, blending the brand’s vibrant design with a social and lively vibe. It is the sister resort to JW Marriott All-Inclusive Costa Mujeres. The Corasol development is a master-planned community that includes a golf course, a beach club, and other residential and hotel properties. As a W-branded hotel, the resort is expected to focus on a high-energy, design-forward, and social-centric atmosphere, rather than a traditional, quiet all-inclusive experience. This will include unique dining concepts, a lively pool scene, and a strong emphasis on entertainment and nightlife.

The Sens Cancun Adults-Only All-Inclusive Resort, Tapestry by Hilton (2026)
The Sens Cancun Adults Only All-Inclusive Resort, formerly known as Grand Oasis Sens, is undergoing a significant conversion to become a Hilton property. Hilton has signed a franchise agreement with the resort’s owner, Oasis Hotels & Resorts, to rebrand the property as The Sens Cancun Adults Only All-Inclusive Resort, Tapestry by Hilton. The hotel is set to undergo a complete and total renovation of its guestrooms and public spaces, with a target reopening date of 2026. The revamp will include a refreshed design with vibrant decor and artwork, as well as an upgrade to its culinary offerings. The new resort is expected to feature nine restaurants and a brand-new rooftop bar and restaurant with views of the Caribbean Sea and Nichupté Lagoon

Margaritaville Island Reserve Resort Roatan (2027)
This highly anticipated all-inclusive resort is set to debut in fall 2027 on the beautiful island of Roatan, Honduras. A new build from the partnership between Margaritaville and Karisma Hotels & Resorts, this family-friendly resort will feature 170 guestrooms, including luxury oceanfront and swim-up suites. Royalton CHIC Jamaica Paradise Cove (Opening Late 2026)

UNICO 18°77° Montego Bay (Opening 2027)
Following the success of the UNICO 20°87° Hotel Riviera Maya, the brand is expanding to Jamaica. The UNICO brand is known for its immersive and culturally-focused concept, and this property will be no exception, with its name referencing the latitude and longitude of its location in Montego Bay. The resort is expected to have 451 luxurious rooms and a focus on high-end, locally-inspired dining and curated experiences that connect guests with Jamaican culture. It aims to provide a sophisticated and authentic alternative to the typical all-inclusive model.

Hard Rock Hotel Montego Bay (Opening 2027)
A new Hard Rock Hotel is also planned for Montego Bay, which will bring the brand’s signature music-themed, high-energy atmosphere to the island. Hard Rock all-inclusive resorts are known for their lively entertainment, celebrity memorabilia, and rock-and-roll vibe. It is anticipated to have more than 1,000 rooms and a large casino.

Barbados: A New Destination
Pendry Barbados (late 2026)
Pendry Barbados is a new luxury resort and residential development that will mark the first international destination for the Pendry Hotels & Resorts brand. It is being built on the coveted west coast of Barbados in St. Peter, on the site of the former Port Ferdinand Luxury Marina & Residences. The project is a collaboration between Pendry and the existing development. The resort is designed to offer a blend of contemporary luxury and the natural beauty of the Caribbean. It will feature approximately 74 oceanfront guestrooms and suites, along with 46 private residences. Guests and residents will have access to a wide array of amenities, including a 111-berth private marina, multiple dining concepts such as a beach club bar and a signature waterfront restaurant, a Spa Pendry, a fitness center, and a kids’ club. The resort is scheduled to open in 2026.

Royalton Vessence Barbados (Opening Summer 2026)
This adults-only resort will be the first under Royalton’s new “Vessence” brand, which promises a new approach to the all-inclusive experience. The brand is designed for the “calm and modern traveler,” blending artistic design, local culture, and wellness programming. Expect locally inspired artwork, rotating exhibitions, and a multipurpose “Studio” space for everything from pottery classes to live jazz performances. The resort will also feature glow-lit pools for nighttime swimming and dedicated digital detox zones.

Hyatt Ziva Barbados (2026)
The Hyatt Ziva Barbados is a highly anticipated all-inclusive resort set to open in 2026. This family-friendly property is currently under construction on the historic waterfront of Carlisle Bay in Bridgetown. The project, which has been in the works for several years, is now moving forward with a projected 18 to 24-month construction timeline. Upon completion, the resort is planned to feature 367 hotel rooms, 28 luxury condominiums, a conference center, and an overwater restaurant. The large-scale development is expected to be a significant addition to Barbados’s tourism sector, bringing Hyatt’s signature all-inclusive Ziva brand to the island for the first time.

The popularity of all-inclusive resorts continues to climb. This is creating opportunities for the smaller operators to partner with the big players and vice versa.
Many major brands, for example, are expanding into the all-inclusive sector through strategic alliances with experienced partners. For instance, Kimpton’s first all-inclusive resort in Mexico, Kimpton Tres Rios, will be operated by Playa Hotels & Resorts. Playa Hotels & Resorts also manages properties under flags from Hyatt, Hilton, and Wyndham, among others. IHG Hotels & Resorts has a strategic alliance with Iberostar, with Iberostar Beachfront Resorts now part of IHG’s portfolio, covering 23 all-inclusive resorts across the Americas and nine in Europe and North Africa, with more in development.
Hyatt also established a joint venture with Grupo Piñero to manage Bahia Principe-branded hotels and resorts, which has expanded Hyatt’s Inclusive Collection room portfolio by approximately 30%. These partnerships highlight a model where established operators are working with larger brands, rather than smaller hoteliers independently developing new all-inclusive properties
